Repair or Replace Your Roof? A Midlands Decision Guide

Roofers have an obvious financial incentive to tell you to replace. Here is the honest framework we actually use on Midlands roofs, including the situations where we talk homeowners out of a new roof.

Should I repair or replace my roof?

Quick answer

Repair if the roof is under 15 years old, the damage is isolated to one area, and the shingles elsewhere are still pliable with granules intact. Replace if the roof is over 18–20 years old, damage spans multiple slopes, or repair cost exceeds about 30% of replacement cost.

Three questions settle most cases:

  1. How old is it? In South Carolina heat, architectural shingles last 22–28 years and old 3-tab lasts 15–18. Past 80% of that life, repair money buys very little time.
  2. Is the damage isolated or systemic? One failed pipe boot is a repair. Granule loss and brittle tabs across three slopes is a roof.
  3. Is the deck sound? Spongy decking, sagging planes or visible daylight in the attic means the problem is structural, not surface.

Attic ventilation is the biggest variable. An unvented attic in Columbia can exceed 150°F in July, and that heat ages shingles from underneath. Two identical roofs installed the same week can differ by six or eight years of service life based on ventilation alone.

Every repair on that roof is a hundred dollars a month of rented time. Or a Blythewood home with hail bruising documented across four slopes — that is a claim, not a patch.

The tell we look for is pliability. Lift a shingle tab gently. On a healthy roof it flexes. On a spent roof it cracks. Once a roof cracks when handled, no repair can be performed without creating new damage — which is also a legitimate argument to an insurance adjuster.

Can I just replace one slope of my roof?

Sometimes, yes — a single-slope replacement is legitimate when damage is confined to one plane and the shingle can still be reasonably matched. The downside is a visible color difference, since new shingles never match 15-year-old weathered ones exactly.

Is it ever OK to roof over existing shingles?

Technically code often permits one overlay, but we do not recommend or perform it. You cannot inspect or repair the decking, the new shingles telegraph the old surface, heat retention shortens their life, and the future tear-off costs more.

How can I tell my roof's age if I bought the house?

Check the seller's disclosure and closing documents, look for a permit record with the county or city, or ask us — an experienced roofer can estimate age within a few years from shingle type, granule condition and ventilation details.
