How do I know if my roof needs replacing instead of repairing?

Quick answer

Replace the roof when the failure is systemic: an asphalt shingle roof 18+ years old in South Carolina heat, granule loss exposing black asphalt across multiple slopes, widespread shingle cracking or curling, more than three separate leak locations, or storm damage across enough slopes that insurance approves a full replacement. Isolated damage on an otherwise sound roof should be repaired.

Here is what we actually look for on a Midlands roof, in the order it matters:

  • Age against local reality. A 3-tab shingle roof in Lexington or Richland County realistically gives 15–20 years, not the 25 on the wrapper. Architectural shingles run 22–28 years here. Our humidity, 95°F+ summer deck temperatures and afternoon thunderstorm cycling age asphalt faster than the same shingle in Ohio.
  • Granule loss. Granules are the shingle's sunscreen. When you see them piling in gutter troughs and at downspout splash blocks, and you can see darker asphalt showing through on the south and west slopes, the mat is now cooking directly in UV.
  • Cracking, curling, and "fishmouthing." Shingle edges lifting off the course below mean the asphalt has lost its plasticizers. Those edges are where wind gets underneath.
  • Nail pops and exposed fasteners. Common on 1980s–90s installs where nails were driven high or the deck has cycled with humidity.
  • Soft or spongy decking. If we can feel deflection between rafters while walking a slope, water has been in the sheathing for a while. That is not a shingle problem anymore.
  • Interior evidence. Coffee-colored ceiling rings, nail-line rust in the attic, daylight at valley boards, and dark staining on the underside of the deck.

If two or three of those are true across multiple slopes, replacement is almost always cheaper per year of service life than chasing leaks. 1. Free 19-point inspection and photo report

An estimator — not a commissioned door-knocker — gets on your roof. We check field shingles, ridge, hips, valleys, all penetrations, pipe boots, step and counter flashing, chimney crickets, skylight curbs, drip edge, gutter attachment, decking feel, attic ventilation intake and exhaust, insulation contact, sheathing staining, fastener condition, and interior stains. 2. Written scope and material selection

First, algae resistance: those black streaks you see on half the roofs in Irmo and Cayce are Gloeocapsa magma, a cyanobacteria that thrives in humidity and feeds on limestone filler. AR shingles with copper-infused granules resist it. Second, ventilation: attic temperatures over 150°F cook shingles from below and void the temperature assumptions in the warranty. Not always — but it is the cheapest time to do it. Gutters must be detached and reset to install new drip edge properly, so if your gutters are more than 15 years old, dented, or undersized for Midlands rainfall, replacing them during the roof job saves a second mobilization and one full labor charge.

We always tear off. Gutters are detached and reset properly when new drip edge goes in. If we do damage something, we fix it; that is what being insured and bonded actually means.
