Quick answer

For most Midlands homes, architectural shingles win on cost ($500–$700 per square) and metal wins on lifespan (40–60 years at $1,300–$1,800 per square). Choose metal if you are staying 15+ years or own a lake or farmhouse-style home; choose shingles if budget or resale timing drives the decision.

We install both out of the same West Columbia shop, so we have no dog in this fight. Here is the honest side-by-side for South Carolina conditions: heat, humidity, loblolly pine debris, spring hail lines and hurricane remnants coming up from the coast.

How do metal and asphalt shingle roofs compare head to head?

Quick answer

Metal costs about 2–3x more up front and lasts about 2–3x longer. Shingles cost less, are far easier to repair, and are what 9 of 10 Midlands homes have.

Which roof handles Midlands weather better?

Quick answer

Metal wins on wind, UV and pine debris shedding. Shingles win on hail claims, because hail damage to shingles is covered while cosmetic denting of metal often is not.

Our summer pattern is heat load plus sudden gust fronts; our spring pattern is hail. Standing seam has no tabs to crease, so wind rarely peels it, and it sheds pine straw instead of collecting it in valleys. But when hail does hit, a shingle roof gives you a covered claim while a dented metal panel may be excluded as cosmetic. If you live under a hail-prone corridor and want longevity, a Class 4 impact-rated shingle is often the better compromise.

What does each roof cost over 40 years?

Quick answer

Two shingle roofs over 40 years cost roughly $26,000–$34,000 in today's dollars; one metal roof costs $28,000–$38,000 and is still under warranty at year 40.

40-year cost of ownership, 2,000 sq ft Midlands home (2026 dollars)
ScenarioUp-frontReplacements in 40 yrsApprox. 40-year cost
Architectural shingle$12,000 – $15,5002$26,000 – $34,000
Designer / Class 4 shingle$15,000 – $19,0001–2$25,000 – $36,000
Standing seam metal$28,000 – $38,0000$28,000 – $38,000

The math is closer than either salesman admits. Choose on how long you are staying, how much you hate re-roofing, and whether the look fits the house.

Who should choose which?

Quick answer

Staying 15+ years, lake or farmhouse styling, low-slope porch tie-ins, or you never want to think about the roof again → metal. Budget, resale within five years, hail exposure, or a complex cut-up roof → shingles.

  • Choose metal for Lake Murray and Chapin homes, modern farmhouse builds, porch and shed roofs, and any home where you want a 40-year answer.
  • Choose architectural shingles for most Lexington, West Columbia and Columbia neighborhoods where resale expectations, cut-up rooflines and hail claims all favor asphalt.
  • Choose Class 4 impact-rated shingles if you have filed two or more hail claims and want a possible premium discount without a metal budget.

Frequently asked questions

Is a metal roof worth it in South Carolina?

If you plan to stay 15 years or more, yes — a 24ga standing seam roof outlives two or three shingle roofs and handles Midlands wind and UV better. If you may sell within five years or the budget is tight, architectural shingles are the smarter dollar.

Is a metal roof loud in the rain?

Not on a house. Noise complaints come from exposed-fastener panels screwed to open purlins on barns. Over solid decking with synthetic underlayment and attic insulation, standing seam is close to as quiet as shingles.

Does metal roofing lower my insurance premium?

Sometimes. Several SC carriers discount for a Class 4 impact-rated roof covering, which some metal systems and some designer shingles both carry. Ask your agent for the wind/hail mitigation discount criteria before you choose.

Does hail dent a metal roof?

Large hail can cosmetically dent 26ga panels. 24ga standing seam resists it better, and cosmetic-damage exclusions are common in SC policies — read that endorsement before buying metal specifically for hail.

Can you put metal over an existing shingle roof?

Technically sometimes, practically rarely. We tear off. Going over shingles hides rotten decking, complicates ventilation, and voids some manufacturer warranties.
