What causes most roof leaks in the Midlands?

In the Midlands and any home within 90 minutes of West Columbia, most roof leaks come from penetrations and flashing, not from the shingle field: dry-rotted pipe boots, failed step flashing at walls and chimneys, pine-debris-dammed valleys, backed-out nails, damaged ridge vents, and clogged gutters forcing water behind the fascia.

- Step and counter flashing. Where a roof meets a wall or chimney. Caulk is not flashing. If a previous "repair" left a bead of sealant smeared across brick, water is getting behind it.
- Valleys packed with pine straw. Loblolly pines drop needles into valleys, the needles dam, water backs up over the shingle laps, and it runs sideways under the course. Extremely common in Irmo, Chapin, Blythewood and Forest Acres.
- Nail pops. Deck movement and humidity cycling back nails out. Each one is a hole under a shingle tab.
- Ridge vent damage. Wind-lifted ridge caps and cracked plastic ridge vent from a limb strike let wind-driven rain straight into the attic peak.
- Skylight curbs and solar attachments. Older skylights leak at the curb flashing; poorly flashed solar racking punches unsealed holes in the field.
- Gutters and fascia. A gutter full of debris overflows behind the drip edge, rotting fascia and soffit and staining the ceiling near exterior walls. That is often a gutter problem, not a roof problem, and we will tell you.

- Interior mapping. Where is the stain, is it growing, is it wet only during wind-driven rain (flashing/vent) or during any rain (penetration/field)?
- Attic inspection. We look for the highest wet point on the deck's underside, rust rings around nails, daylight at valleys, insulation compression, and staining patterns that indicate a long-term versus a new leak.
- Roof inspection. Every penetration within the drainage path above the interior stain, plus valley laps, flashing terminations and shingle courses.
