Does homeowners insurance cover a hail-damaged roof in South Carolina?

Quick answer

Yes. Standard South Carolina homeowner policies cover sudden hail and windstorm damage to a roof, minus your deductible. Coverage is denied when damage is from age, wear or poor maintenance. The deciding factor is documentation — proof that an identifiable storm event caused functional damage, which is exactly what Beaver Roofing's claims estimator produces.

Two coverage types matter. Replacement Cost Value (RCV) policies pay what it actually costs to replace the roof today; the carrier first issues Actual Cash Value (depreciated), then releases the withheld depreciation once the work is completed and invoiced. Actual Cash Value (ACV) policies pay only the depreciated value — a 19-year-old roof on an ACV policy may net very little. Check your declarations page for wind/hail deductibles, which in South Carolina are often a percentage of dwelling coverage (1%–2%) rather than a flat dollar amount. On a $400,000 dwelling, a 2% wind/hail deductible is $8,000 — a critical number to know before you file.

"Functional damage" is the phrase adjusters use. A hail hit is functional when it fractures the shingle mat or displaces enough granules to expose asphalt — not merely cosmetic marring. Our job is to demonstrate functional damage per slope with test squares, and to document collateral evidence that confirms the storm's intensity.

How long do I have to file a roof claim in South Carolina?

Quick answer

Most South Carolina homeowner policies require prompt notice and set a filing window of one year from the date of loss for windstorm and hail claims, while the statute of limitations to sue on a property insurance contract in SC is three years. Practically, file within weeks: the longer you wait, the easier it is for a carrier to call the damage pre-existing.

South Carolina storm claim timelines worth knowing
MilestoneTypical timeframeWhy it matters
Notice of loss to carrier"Prompt" — days, not monthsLate notice is a common denial reason
Policy filing window (wind/hail)Commonly 1 year from date of lossVaries by policy form — read your declarations
Adjuster inspection scheduled3–21 days after filingLonger after a widespread regional event
First estimate / ACV payment2–6 weeksOften short on code and access items
Supplement review1–4 weeks per submissionWhere most of the real money is recovered
Depreciation release after completion2–4 weeks after invoiceRequires a completion certificate and final invoice
SC statute of limitations (contract suit)3 yearsBackstop if a carrier acts in bad faith

None of that is legal advice — read your policy and, for disputes, talk to an attorney. But it is the operational reality we navigate every week for Midlands homeowners.

What size hail damages a roof?

Quick answer

Hail around 1 inch in diameter — about the size of a quarter — begins to cause functional damage to aged asphalt shingles, and 1.25 inches or larger routinely bruises and fractures shingle mats. Soft metals like gutters, downspouts and HVAC fins dent at smaller sizes, which is why Beaver Roofing documents them as collateral evidence.

Hail size and expected roof damage in the SC Midlands
Hail diameterCommon comparisonLikely roof effect
0.75"PennyDents soft metals; usually cosmetic on newer shingles
1.00"QuarterFunctional damage begins on aged or 3-tab shingles
1.25"–1.50"Half dollar to ping-pong ballMat bruising and granule displacement across slopes
1.75"–2.00"Golf ballClear fractures, punctures in older shingles, damaged vents
2.50"+Tennis ballWidespread replacement territory, including metal and skylights

Wind is the other half of the story. The Midlands regularly sees 55–70 mph gusts in summer thunderstorm outflow and in the remnants of Atlantic systems tracking inland. Shingles do not have to be missing to be damaged: a creased shingle has a fractured mat and a broken sealant bond, and it will leak or blow off in the next event. Creasing on multiple slopes is a legitimate wind claim, and it is one of the most commonly missed items on carrier estimates.

How does Beaver Roofing handle an insurance claim start to finish?

Quick answer

Beaver Roofing runs an 8-step claim process: free documented inspection, claim-viability review, filing guidance, adjuster meeting on the roof, scope comparison in Xactimate, supplement filing, installation, then depreciation release paperwork. You pay your deductible; we handle the rest.

1. Free documented inspection

Chalked 10' x 10' test squares per slope with hits circled and counted. Photos of creased and lifted shingles, damaged ridge caps and vents, and collateral damage to gutters, downspouts, fascia wraps, HVAC condenser fins, mailboxes and grills. Interior and attic documentation where water has entered.

2. Honest claim-viability review

We tell you whether you have a claim. If your 21-year-old roof simply wore out, filing a doomed claim only puts a non-covered loss on your CLUE report. That conversation is free and it costs us work.

3. Filing guidance

You file — it is your policy and your contract. We give you the date of loss, the storm event data, the damage summary, and the language to use so the claim is opened correctly the first time.

4. We meet your adjuster on the roof

Non-negotiable. A Beaver estimator walks the roof with your adjuster, points out each documented slope, and discusses scope in real time. This single step changes outcomes more than anything else in the process.

5. Scope comparison in Xactimate

When the carrier's estimate arrives, we compare it line by line against our own Xactimate scope: squares, waste, starter, hip and ridge, drip edge, valley membrane, ridge vent, pipe boots, steep and two-story charges, detach-and-reset of gutters and satellite dishes, and debris removal.

6. Supplement preparation and filing

Missing items get documented with photos, code citations and unit pricing, then filed as a supplement. This is where homeowners most often leave thousands of dollars on the table when they use a company that cannot write in the carrier's own language.

7. Installation by our own crews

Same crews, same standards as any Beaver roof replacement — full tear-off, new underlayment, new flashing, balanced ventilation, magnet sweep, workmanship warranty.

8. Depreciation release and closeout

Final invoice, certificate of completion, and the documentation your carrier needs to release withheld depreciation. If your mortgage company has to endorse the check, we walk you through that too.

Why does it matter that our estimator writes in Xactimate?

Quick answer

Xactimate is the estimating platform most US insurance carriers use to scope and price property claims. Because Beaver Roofing’s estimators are professional insurance claims estimators who write in Xactimate — and work to USAA, State Farm, Allstate, Liberty Mutual, Farmers, Nationwide and every major carrier writing in South Carolina — our damage scopes arrive in the exact format, line-item structure and pricing database your adjuster already works from.

Practically, that means three things for you. First, no translation loss: we are not asking an adjuster to interpret a contractor proposal; we are submitting a scope in their own format. Second, we catch omissions: an adjuster covering a hundred homes after a hail event may miss valley membrane, steep charges, or the second layer of drip edge. Third, we can defend the scope: when a line item is questioned, we cite manufacturer installation instructions and building code requirements, not opinion.

The estimating team's background also covers water mitigation and abatement scoping — the interior side of a storm loss. When the same event soaked drywall, insulation and flooring, that damage belongs in the claim file too, scoped properly rather than guessed at.

What if my roof claim was denied or underpaid?

Quick answer

A denied roof claim in South Carolina is not the end. Beaver Roofing re-inspects, documents functional damage per slope, requests a re-inspection with the carrier, and files a supported supplement with photos, test squares and Xactimate line items. Many denials are reversed because the original inspection was rushed or incomplete.

The most common reasons we see for a denial or a short payment, and what we do about each:

  • "Cosmetic only." We demonstrate functional damage — fractured mats, displaced granules exposing asphalt — with close-up photography and test squares rather than a general statement.
  • "Wear and tear." We separate age-related deterioration from event-related damage, using the pattern and directionality of hits and creasing, plus collateral soft-metal damage.
  • "Only two slopes damaged." If the storm hit all elevations, we document all elevations. Partial-slope approvals also raise a legitimate matching and continuity discussion.
  • Missing code and access items. Drip edge, valley membrane, starter, ridge vent, steep and high charges — added by supplement with citations.
  • Contractor disappeared mid-claim. We have rebuilt entire claim files for Midlands homeowners abandoned by out-of-state storm chasers. Bring us whatever paperwork you have.

We are roofers and estimators, not attorneys or public adjusters, and we will tell you when a situation genuinely needs one. What we do is make sure the technical record is complete, accurate and hard to dismiss. Start with a free claim review — call (803) 991-7663 or use the form on this page.

South Carolina roof insurance claim questions

Will filing a hail claim raise my premium or get me dropped?

A single weather-related claim is generally treated differently from liability or repeated non-weather claims, and widespread hail events affect entire ZIP codes rather than individual policyholders. That said, carriers vary and multiple claims can affect renewal. We give you the honest damage picture so you can decide whether filing makes sense — including cases where the damage is below your wind/hail deductible and filing is pointless.

Do you waive or 'eat' my deductible?

No, and you should walk away from any roofer who offers to. In South Carolina, absorbing or rebating a homeowner's insurance deductible is insurance fraud that exposes both the contractor and the homeowner. We collect your deductible, document it honestly, and keep your claim clean.

Who pays you — me or the insurance company?

Insurance proceeds pay for approved storm work. Typically you pay your deductible, the carrier's ACV payment covers the bulk of the work, and the withheld depreciation is released after completion. We invoice against the approved scope and provide the completion documentation your carrier and mortgage company require.

Should I sign an 'assignment of benefits'?

We do not require or ask for an assignment of benefits. You keep control of your claim and your policy. What we ask for is authorization to speak with your adjuster on your behalf about scope — which you can revoke at any time.

How do I know if I even have hail damage? My roof looks fine from the ground.

You usually cannot see functional hail damage from the ground. Look for indirect signs: dented gutters or downspouts, dinged HVAC condenser fins, granule piles at splash blocks, dented mailbox or grill lids, and pockmarked window wraps or garage doors. If neighbors are getting roofs, get inspected. Our inspection is free and we will tell you if you do not have a claim.

What is a supplement, and why do you file so many?

A supplement is a documented request for the carrier to add or correct line items in an approved scope. They are routine — not adversarial. An adjuster working a storm event may write a fast initial estimate; the supplement brings the scope in line with what the repair actually requires under code and manufacturer instructions. Because we write in Xactimate, our supplements are formatted to be reviewed and approved quickly.

Can you help with water damage inside the house too?

Yes. Our estimating team's background includes water mitigation and abatement scoping, so the interior side of a storm loss — wet drywall, insulation, ceiling texture, flooring — gets documented and scoped in the same claim file rather than forgotten. We coordinate with mitigation vendors when drying equipment is needed.

Do you work with USAA, State Farm, Allstate and the rest?

Yes — we work with every major carrier writing policies in South Carolina, and we are particularly familiar with USAA, State Farm, Allstate, Liberty Mutual, Farmers, Nationwide and every major carrier writing in South Carolina. We are not a preferred-vendor program contractor, which means our obligation is to you and the accuracy of the scope, not to a carrier's cost-containment metrics.

Our unfair advantage

We speak insurance — because our estimators write claims for a living

Most roofing companies hand you a one-page proposal and tell you to "call your insurance." Beaver Roofing is different in a way that matters on the day the adjuster shows up: our estimators handle insurance claims every day and write in Xactimate and Symbility — the two estimating platforms your carrier's adjuster uses — and work to USAA, State Farm, Allstate, Liberty Mutual, Farmers, Nationwide and every major carrier writing in South Carolina — with the deepest experience in USAA and State Farm claims.

That means your damage report is not a guess. It is a line-item scope with unit pricing, slope-by-slope photo documentation, test squares, and code items your carrier is obligated to pay for under South Carolina practice: drip edge, ice-and-water shield in valleys, starter course, ridge vent, and steep/high charges where they apply.

  • We meet your adjuster on the roof. Nobody scopes your roof without a Beaver estimator standing there with them.
  • We file supplements. When the first estimate misses items — and it usually does — we document and re-file until the scope matches the real repair.
  • We handle the paperwork. ACV and RCV explanation, depreciation release, mortgage-company endorsement of the check, certificate of completion.
  • We handle more than the roof. Water mitigation, interior/exterior repairs and hazardous work like lead and asbestos abatement go through our sister company Anthony John Construction, so one team can put the house back together after a claim.
  • We tell you when you don't have a claim. If your roof is just old, that is not covered, and we will say so instead of filing a doomed claim.

How we document a claim

  • Every slope inspected. Not one representative slope — all of them, with dated photos.
  • Chalked test squares. A 10' x 10' square on each slope, hail hits circled and counted against carrier thresholds.
  • Collateral damage. Dented gutters, HVAC fins, soft metals, window wraps — photographed and tied to the same storm.
  • Xactimate line items. Drip edge, ice-and-water shield in valleys, starter course, ridge vent, steep/high charges where they apply.
  • Adjuster meeting on the roof. A Beaver estimator is there when the carrier's adjuster scopes your roof.

South Carolina claim deadline

In South Carolina you generally have one year from the date of loss under most homeowner policy provisions to file a windstorm or hail claim, and a three-year statute of limitations to bring suit on a property insurance contract. Do not sit on storm damage — get it documented.

What Midlands homeowners say

Real reviews mention our crew by name. That is what happens when the same local people show up on every job.

★★★★★

“The crew lead came out the day after the May hail, chalked test squares and photographed every slope. When our State Farm adjuster only wanted to pay for two slopes, our estimator filed a supplement with the Xactimate line items and the full roof got approved. We paid our deductible and nothing else.”

Karen T.Lexington, SC · Google review

★★★★★

“The install crew tore off and replaced 26 squares on our 1974 ranch off Leaphart Road in one day. They ran magnets over the driveway twice and hand-picked pine straw out of the beds. Truly the best dam roofers in the Midlands.”

Danny R.West Columbia, SC · Google review

★★★★★

“We had water staining in the hallway after a July thunderstorm. Our repair tech found the actual problem — a failed pipe boot, not the shingles — and fixed it for a couple hundred dollars instead of selling us a roof. That honesty is why we've since had them do our gutters.”
