The Friarsgate split-level is the defining Irmo shape, and it costs differently than a ranch of the same square footage. A split has an upper run, a lower run and a transition, so the linear feet climb and the staging is more involved — two ladder setups where a ranch needs one. That is real work, and we would rather show it on the estimate than bury it in a round number.
