How much does a new roof cost in Lexington County, SC?

That county-wide range is wide on purpose, because Lexington County contains genuinely different housing. Our 2026 Midlands cost guide breaks it down, but here is the short version of what moves a number:

• Squares and stories. A 1,300 square foot ranch is 18 to 20 squares and one crew day. A 3,000 square foot two-story with dormers and a cut-up hip roof is 40+ squares, needs staging and edge protection, and takes two to three days.
• Decking age. Homes built before the mid-1970s commonly have 1x plank decking, sometimes with a second shingle layer on top. Newer subdivisions have 7/16-inch OSB. We look in the attic before quoting either way.
• Detail count. Chimneys, skylights, dormers, porch and addition tie-ins and low-slope sections each add a flashing detail. Flashing details are where roofs leak and where cheap bids cut corners.
• System choice. Architectural shingles are the value answer for most of the county. Standing seam metal runs $21,000–$58,000 and makes sense on long holds, low-slope additions and rural properties with outbuildings.

Which parts of Lexington County do you cover?

• Swansea (population 722) sits where US 321 and SC 6 converge in the southeast corner of the county, with Town Hall on West Third Street. It is about 35 minutes from our shop, and it is far enough out that most storm-chase crews never come back for the supplement. We do.

What the sandhills do to Lexington County roofs

Sandy, well-drained soil is why pines dominate here, and pines are the reason so many Lexington County roofs fail early in the valleys rather than in the field. The Town of Gaston publishes its own building and zoning permit forms. Springdale requires a zoning permit from Town Hall before construction or alteration.
